Sold for almost 500K over asking!

We just sold 3276 W. 24th for almost $500K over asking. In this busy market, there are several keys to achieving the optimum price for a property: 

  • Proper pricing
  • Presenting the property to advantage
  • Providing infomative and attractive marketing materials
  • Timing opens and showings to invite interest
  • Negotiating to optimize initial offer and final sale price

Each of these items is critical to achieving the optimum price. Of all of them, probably the most important is effective negotiation when looking at offers. As a listing agent, knowing how to maximize the amount buyers might offer can make a difference of literally several hundred thousand dollars for the seller.

For me, negotiating is one of the most fun aspects of this job. It's about knowing your client, the market, the product and being able -as much as possible - to predict others' actions and forecast an outcome.
